Our Building Process

We believe the process of building a new home should be as easy and stress-free as possible for you, our Customer. Silvestri Homes is dedicated to giving you a gratifying experience throughout the designing, building, and delivery of your dream home.

Each step of our 8-phase construction model is summarized below. It is our hope that it will help you learn what to expect when working with Silvestri Homes. If you have questions, please do not hesitate to contact us.

1. Planning and Design

A significant amount of time is spent planning and designing all aspects of your new home. Important factors to consider prior to beginning this stage include:

Now is the time to decide. It is important from a cost and time perspective to choose your designs wisely. During this phase, you will decide everything from the style and the number of rooms in your house, to the fittings on the cabinets. Giving special attention to these details will help keep costly changes to a minimum. When you complete this phase, you will have worked with the architect and the builder to design the home of your dreams. As always, you may select a Silvestri Homes design or choose one of your own. We work with architects from across the country to help develop your new home.

2. Site Preparation

This is the first sign that your dream home is becoming a reality. At this point, it has been already determined whether you will have city services or you will be digging a well and associated septic systems. Trees and underbrush will be cleared. Stone will be brought in to serve as a path to your new home. This will keep the mud to a minimum. It also serves as the first layer of your new driveway. The excavator will begin to dig your foundation. This begins the outline of your new home. You begin to get a feel for how your new home will look on the lot you selected.

3. Foundation

The foundation of the home is critical to the stability and longevity of a home. Most foundations begin with a footer. The footer is a rebar re-enforced platform upon which the cinder block or poured wall will sit. Once constructed, the foundation walls serve several purposes. They provide the platform to which the wood frame of the house is attached. The walls are protected by waterproofing techniques that keep the basement or crawl spaces free of moisture. A protective barrier is also applied to the exterior to keep rocks and dirt from deteriorating the waterproofing material over time. The foundation height is a factor when considering whether the basement will be finished.

4-5. Electrical and Plumbing

In this phase, the electrical tradesmen begin to install wiring for electrical, telephone, cable TV, sound system, alarm system, computer network, smoke and carbon dioxide detectors, intercom systems, video monitoring, heating and cooling. The electricians install boxes around the house for outlets, switches, and other components. Wires are laid for connectivity to the public utility. The plumbing tradesmen install pipes for hot and cold water, drains, sinks, baths, showers, sub-pumps, jacuzzi tubs and outside faucets. The plumbing tradesmen are also responsible for installing gas pipe for indoor and outdoor appliances, fireplaces and heating. The heating and cooling tradesmen will install duct work for sending and receiving air. They will install the necessary plumbing and wiring for their equipment. This phase is generally the most time consuming. Silvestri Homes Ltd. does it right the first time!

6. Interior Finishes

The roughing-in of all the electrical, gas, and plumbing has been completed. Now it is time to install the drywall. The "masters of mud" will install drywall on everything except the windows and floors. This trade is the most important when finishing the home. By taking the time to hang, tape, mud, and sand the drywall, the end product is magnificent. After the drywall is completed, items such as doors, cabinets, molding, flooring, and counter tops are installed. The installation of custom woodworking on stairs and cabinets is completed. Once the interior items have been installed, the painters and interior decorators begin to paint, paper, and add the finishing touches. You will notice the superior quality of your Silvestri home.

7. Exterior Finishes

The material you choose for the exterior of your home will need to keep all the elements away from the interior infrastructure. The exterior also needs to reflect your taste and take into consideration the styles of your neighbors. With those choices already being made in the design and planning stage, the work begins. You have several decisions to make. Brick, stucco, stone and wood are the primary choices. Like other phases, weather can delay this phase. You will be informed of such delays and given an expected timeline. Silvestri Homes uses only the finest materials. You will enjoy a lifetime of satisfaction in your Silvestri built home.

8. Landscaping

It's time for the finishing touch on your dream home. Landscaping completes the exterior of the home. It's not just planting some trees and shrubs and tossing some mulch around. It is planning and designing the patios, the walkways, the pool, the lighting, and dozens of other features that put your accent on your home. During this phase, landscapers will install the flowerbeds, plant trees and bushes, and install outdoor lighting. Tradesmen will complete the patios, walkways, driveways, and install items such as pools and hot tubs. This can be a very costly phase, so a comprehensive plan is a necessity.
